WHAT'S COVERED IN THE HOME INSPECTION?
IT IS A NON-INVASIVE VISUAL EXAMINATION AND ANALYSIS OF THE PHYSICAL STRUCTURE AND MECHANICAL COMPONENTS
The inspection will cover the following:
- Structural System Foundation, Floors, Roof, Walls, Chimney
- Exterior Gutters & Downspouts, Lot Grading, Porches, Decks
- Roof System Shingles, Flashings
- Plumbing System Pipes, Waste / Drainage, Fixtures
- Electrical System Panel, Lights, Outlets, Switches
- Heating System Furnace, Ducting, Venting, Fuel Storage
- Air Conditioning systems
- Interior Floor / Wall / Ceiling, Windows, Basement
- Insulation and Ventilation
- Fireplaces and Solid Fuel burning appliances
- WHAT SHOULD I NOT EXPECT FROM A HOME INSPECTION?

- A home inspection is not protection against future failures. A home inspection tells you the condition of the component and any limitations to performing that inspection at the time the component was inspected
- A home inspection is not an appraisal that determines the value of the home, nor will I as a home inspector tell you if you should buy this home or what to pay for this home
- As a home inspector I will not pass or fail a home
- As a home inspector I consider SAFETY a key issue when performing a home inspection.

- You are welcome to accompany me during your inspection as it will allow you, the buyer, to gain first-hand insights into the home's major systems and components
- Receive answers to your questions right at the time
- HOW MUCH TIME IS REQUIRED FOR A HOME INSPECTION?

- The average home inspection, depending on the size, age and condition of the property, generally lasts 3 hours
- A written Report is provided at the end of the inspection
